Currently our Participating Preferred Equity is being deployed for the New Construction and or Value Add of opportunities. Up to 85% of the Equity above the Senior.
LP Equity is currently Deployed for New Construction, Acquisition, Acquisition Value Add opportunities. Typically a 90/10 split. For example: $100M Total Deal requirement. Senior Bank Loan of 60% LTC or $60M. 90% of remaining Equity required ($40M) as LP or $36M. Sponsorship Contribution is $4M.
CO-GP Equity is currently Structured as from 50- 90% of the GP Contribution. These Sources are focused on a variety of Product Types including New Construction, Acquisition and Value Add Multifamily Apartments, Student Housing, Senior Living, Workforce Housing.
JV Equity can be very flexible and structured many ways. Currently we have JV Sources that are interested in Capitalizing most Multifamily Products such as Infill or Suburban Apartments, Workforce Housing, Senior Living, Student Housing, New Construction.
Some of our JV Sources focus on “Trophy” projects. These projects are the larger sized projects ($100M+++) MF/MF Mixed Use Garden Style or Infill Mid to High Rise New Construction.
Or JV Partners focusing on more typical sized Deals in the $75 – 100M range.
The JV Partner might Capitalize the entire Stack (Holistic Funding) by bringing their Balance Sheet to bare to ensure premium Debt pricing/structure and then providing the remaining Equity to complete the Stack.
Or they may provide the outstanding Equity needed above whatever the Debt is to ensure a Deal gets done.
Each Structure is negotiated between the Sponsors/Operating Companies and the Source of Capital and are case by case.
